We've designed our process to be straightforward, transparent, and risk-free for landowners. Here's what working with Peakmere looks like from start to finish.

Step 1 — Free appraisal

It starts with a conversation. We'll look at your land — its location, size, proximity to existing settlements, and any other relevant factors — and give you an honest assessment of its development potential.

This costs you nothing. It commits you to nothing. If we don't think your land is suitable, we'll tell you plainly and explain why. If we do, we'll talk you through the next steps.

Step 2 — Option agreement

If your land has potential we can work with, we'll propose an option agreement. This is a legal agreement between you and Peakmere that gives us the right to progress your site on your behalf within a defined timeframe.

You retain ownership of your land throughout and pay nothing at any stage — not now, not later. We never charge landowners a fee. However, it's important to understand what signing means: if we successfully achieve planning permission and secure a buyer, you are committed to selling at the price agreed in the option agreement. We are not obliged to proceed — but if we do, the sale is binding on you.

This is why we always recommend you take independent legal advice before signing anything. That's not small print — it's genuinely what we'd want for you.

Step 3 — We do the work

Once an option agreement is in place, we take over completely. We assess the best route for your site, bring in the right partners, and manage the entire process — including any planning applications where relevant. All costs are covered by us and our partners. You are not asked to contribute anything.

You'll hear from us regularly. You won't be left wondering what's happening with your land.

Step 4 — You receive your payment

When the planning permission is granted and the site completes through a sale to a developer you receive your payment. We make our money from the increase in land value that our work creates. Your payment and ours are not in competition.

We'll be clear about what you can expect to receive before you sign anything.

What kind of land are you interested in? We're interested in sites with residential development potential that others may have overlooked. That includes brownfield land such as disused commercial units, redundant yards, and underused sites within or adjacent to existing settlement boundaries. We also consider paddocks, field edges, and garden plots where there is a realistic prospect of residential development. How long does it take? It depends on the site and the route we take. We'll be upfront about realistic timescales from the start and keep you updated throughout.

What if planning permission isn't granted? You have lost nothing. All costs associated with progressing your site are carried by us and our partners - never by you.
